Owner Occupier Commercial Mortgages

Whether for owner occupier or for investment purposes, we can assist with your purchase funding or refinance. Commercially secured loans up to 80% of the property value/purchase price of commercial property can be obtained on terms up to 25 years.  

Often clients do not wish to have all their "eggs in one basket" so ask us to use an alternative bank or lender to finance a property purchase or refinance. That's easily achieved with virtually no disruption to your day to day banking arrangements and can often result in good cost savings as often banks get complacent with existing customers as they thrive on chasing new business.  

Business Purchase / Refinancing

Buying a business is a major investment. It's critical you have the funding effectively structured and that's where we come in. We've a vast array of different facilities that may suit your circumstances and will tailor make a package that's just right for you.

Construction Funding

We understand that a development project whether 3 or 100 units will have its own set of challenges and requirements. Early engagement with us is critical here to avoid holding costs eating into profit. We work with a number of lenders whether undertaking a residential or commercial development. Loans are available for up to 80% of the hard costs and 65% of the end value (TOC). Typically drawn down in stages against builders invoices or QS reports, interest can be capitalised within the facility to ensure your cash flow is not impacted. Pre-sales for a minimum of 50% are normally required unless a sustainable income stream is available to support the borrowing.

We also have access to specialist funders who will consider mezzanine funding where traditional bank lines are full and also where no pre-sales are available, although their rates will be higher.

Asset Finance

Ongoing purchases of new or used vehicles, plant and machinery or office equipment are often necessary to grow and  enhance the business. We can arrange the funding of such purchases whether by chattel mortgage, lease, hire purchase or novated lease. We can review your own circumstances and discuss the most appropriate option for you. Where you have an ongoing plan for capital expenditure, we'd normally put in place a pre-arranged "line of credit" to make life easier for future purchases, at no extra cost. 

We can also assist where goods are coming from overseas to protect against exchange rates and provide suppliers with certainty of funding. Payments are structured over an appropriate term and can include a residual payment to suit your cash flow with currency protection built in.

Working Capital

Cash is still "king" in so far as having adequate  cash flow is critical to a businesses' survival. We can review your current structure, and budgets to ascertain the appropriate level of working capital required and best and most cost effective solution. This includes how to improve supplier terms and manage customer receipts better. 

Options available may include the use of overdraft, trade finance or letter of credit. There are many options to consider each with their own merits - we can advise you on the best combination based on your type of business, terms of trade and cash flow cycle.

Invoice Finance

Invoice Finance is a flexible facility that's secured against your debtor book. If  your cash flow is slow  or if your business is experiencing rapid growth and you don't have sufficient working capital, then this could be for you.  It works by advancing a set percentage between 60 - 80% within 24 hours of invoicing, putting you back in control.

You must be selling to other businesses on credit terms and generally turnover more than $100,000 per year. You can also use the facilty to handle your invoice collections, avoid the need to employ additional staff, who could not be fully employed.

Investment Property Loans

Self Managed Super Fund (SMSF) Finance

If you're looking to start or grow your commercial property portfolio then read on. We've got access to lenders that will lend up to 80% of the purchase price/valuation for loans under $1 million  and up to 75% for over $1 million. 

The key to this funding is the spread and quality of your tenant(s) as this is core to your ability to repay the facility. We have access to tools that are able to analyse your current and future cash flows from your property portfolio. This enables us to best position your funding with our lenders to maximise our chances of success for your funding.




An increasingly popular area now you can borrow within your self managed super fund (SMSF) to acquire certain assets, the main one being property, and enjoy the longer term benefits of maintaining this asset within your super fund portfolio.

You many wish to transfer your business premises into your super fund or buy new premises/investment properties with up to 75% funding available. We've plenty of expertise in this area so can explain the pro's and con's of borrowing this way. We work closely with a number of experts on all SMSF aspects of accounting, financial planning and conveyancing so we can introduce you to the right people to help you plan best for your future.

Franchise Funding

Low Doc Loan

Franchise funding is available for new greenfield sites and established businesses. The amount borrowed can range from 40%-60% of the franchise cost/value. Loan terms are generally up to 7 years. The lenders want to understand your background, why this business is for you,  and what you can bring to the table. You'll need a business plan and projections to support your case.

A number of the banks have special schemes for certain franchises. We can review your own situation and discuss whether this is the best option for you or what alternatives you have.

Sometimes, you can't or don't wish to provide the financial information that all lenders require. We've access to lenders than can still help and provide loans up to 80% of the purchase price/valuation. Your income may be self certified or verified by your latest BAS return or we may require an accountants certificate or bank statements in some cases.

Alternatively, you may only wish to provide the lease for an investment property loan.  We can work with this alone and have access to lenders who can provide loans at competitive rates with little documentation.

Professional Loans

Professionals such as accountants, medical practitioners, rent roll managers and solicitors have access to special lending guidelines where the business alone can be used to secure funding.

This area requires a good knowledge of the particular industry and at Omega Finance, we understand the nuances of each industry and are in touch with specialist bankers in each industry who can work with us in making these transactions happen.
